What is Home Watch?
Home Watch is a professional property monitoring service that provides regular, documented oversight of vacant or seasonal homes. Visits focus on high-risk areas such as water exposure, HVAC operation, humidity, security points, and overall property condition to help identify issues early and notify the homeowner.
In storm-prone areas, Home Watch also includes awareness before and after weather events, with observation and documentation used to support communication and follow-up when needed.
Do you perform inspections or maintenance?
No. Home Watch is limited to visual observation, documentation, and reporting only. It does not include inspections, diagnostics, testing, or system maintenance.
On occasion, and when authorized, simple convenience items such as replacing alarm batteries or standard air filters under ten feet may be handled. This does not involve system testing or maintenance.
What is included in a routine Home Watch visit?
Routine visits include visual observation of the areas selected for the property, including interior spaces, exterior conditions, plumbing, HVAC, electrical, pool and pool equipment, and overall property condition. Concierge services, vendor access, vehicle checks, and storm-related services are handled separately when authorized.
Why are water-exposed areas important?
Water-exposed areas are one of the most critical parts of a vacant home to monitor. Bathrooms, laundry areas, plumbing fixtures, and pool equipment are common sources of leaks and moisture issues that can escalate quickly if unnoticed.
Why is HVAC and humidity monitoring important?
In Southwest Florida, improper temperature or humidity levels can contribute to mold and moisture damage. During visits, thermostat settings and visible conditions such as condensation or musty odors are observed.
Why is Home Watch important for insurance when a home is vacant?
Many insurance policies include vacancy provisions when a home is unoccupied for extended periods. Documented Home Watch visits help show the property is being regularly monitored and responsibly cared for while vacant.
Do you provide vendor access?
Yes, with homeowner authorization. I can open and secure the home, handle alarms, and document conditions before and after service. Vendor work is not supervised or inspected.
